Featured Listing: Princes Bay

Every now and then, I like to go into more detail about one of my featured listings, either through my blog or through North Shore Buzz . Whether you’re in the market to buy Staten Island real estate or not, this listing is definitely a must-see. As a Staten Island Realtor with a background in interior design, this spectacular home has many examples of how to utilize a large space to make it feel warm, cozy, comfortable and inviting. So read on to learn more about this listing, as well as my tips on how to make your new house or large space welcoming and cozy.

Perfect Location

Nestled comfortably at 105 Woodvale Loop in Princes Bay, this magnificent home is located along a beautiful, tree-lined private cul-de-sac. Why not enjoy the benefits of a secluded and relatively quiet lifestyle.

With close vicinity to well-known public and private schools, this area is also best known for its surrounding parks, such as Wolfe’s Pond Park and the Lemon Creek Tidal Wetlands Area. While Wolfe’s Pond has the perfect combination of beachfront, wildlife and recreational space, Lemon Creek incorporates many other recreational activities such as canoeing, bird watching, hiking and fishing.

Needless to say, the surrounding area of this home will provide its residents with the relief of a fresh open space to balance out the business of city life.

Custom Built Home

This magnificent bright and spacious 4800 square-foot center hall colonial was custom designed and built by the current owners, who not only took great care in the design and upkeep of the home, but has proudly raised their family there since 1985. Still in pristine condition, this home has many exquisite features and characteristics:

  • Four bedrooms, including a master bedroom suite equipped with walk in closet, a full bath with Jacuzzi tub, a catwalk and balcony, and a huge loft that doubles as an office space, overlooking the family room below.
  • A grand two-story foyer entrance featuring cathedral ceilings and a beautiful curved staircase.
  • Fully finished basement with tremendous storage and high ceilings.
  • Exquisite hardwood floors, doors and molding throughout the formal living room, dining room and family room on the first floor.
  • Entertainers dream- bright cheery open space with sliding glass doors from both the family room and the kitchen open up to a spacious backyard featuring a heated in-ground pool, patio, and deck with retractable awning.
  • Unique features such as skylights, a laundry chute, custom masonry fireplace, two-car tiled garage, maid quarters/bedroom off of a tremendous kitchen, and intercom/stereo system. My favorite feature: the distinguished and welcoming red front door…you can most definitely feel the energy and warmth that is evident at this pristine home.

On many accounts, this home has the upgrades and features that many buyers look for in the “perfect home.”

Making a Large Space Warm and Inviting

Even more, what this home has in luxury, it also has in comfort. What I love most about this home is although the rooms may be spacious and the house itself very large, there is warmth about it that makes it a charming and inviting place to call home.

I often find that home buyers who are upgrading to a larger space struggle with “filling in” the new space that they move into. For example, moving from an apartment into a home can make many rooms feel empty, cold and uninviting until enough furniture is added. Even when the rooms are furnished, large houses have a tendency to feel cold and stiff as opposed to welcoming and inviting. This home is the perfect example of how you can make a large space feel warm and cozy without having to go overboard with furnishings, fixtures and “stuff.” Below are some tips I have for making your new house feel cozy and inviting.

Add texture: One of the simplest ways to make a large space more inviting is adding texture. Fluffy carpets, plush throws, wavy wallpapers or smooth wooden furniture can all be integrated in a room, making it feel less rigid and more comfortable. When dealing with a large room, the proper use of fabric and texture can reduce the scale and bring about a sense of coziness.

Use Warm Colors: Most people agree that colors have the ability to bring out different moods and emotions. Warm colors can make a space feel more compact and inviting, while cooler colors can enhance a room, making it feel larger and more spacious.

Use of lighting: Lighting can have a big effect on a room. With just a few fixtures in the right place, a room can appear bigger, taller, longer or cozier. If you want to reduce the scale of a large room, use multiple sources of light; several table lamps for example, instead of an overhead ceiling light. This simple act of repetition will set the stage for a more intimate atmosphere.
